The feel of the neighborhood

Master-planned communities in Hutto tend to attract a mix of first-time buyers, growing families and people relocating from Austin, Round Rock and out of state looking for newer construction and more square footage per dollar. Expect wide streets, sidewalks on both sides, young trees and a neighborhood that is still filling in section by section.

Because Flora is still developing, sections vary. Some are complete with mature landscaping and finished amenities; others are actively under construction. Which section you buy in affects both daily life and resale, and it is one of the first things we walk through with buyers.

Market Square is open

Flora's central amenity campus opened in November 2025. Market Square includes the Bloom House clubhouse, The Well resort-style pool, Primrose Park, a splash pad, fitness and co-working areas, gathering spaces and walking trails. Additional parks and trail connections are planned as later sections develop.

Schools

Homes in Flora are served by Hutto ISD. School attendance zones in fast-growing districts get redrawn as new campuses open, so always verify the current assignment for a specific address directly with Hutto ISD before you write an offer. We're happy to pull the current zoning for any address you're considering.

Hutto ISD has selected a site within Flora for a planned ninth elementary school, currently targeted to open in 2028. The campus is not yet open, and its schedule and attendance boundaries remain subject to district decisions.

HOA, MUD and PID

Newer Hutto communities commonly carry an HOA for amenity upkeep and, in many cases, a MUD or PID that funds the water, wastewater and road infrastructure. That assessment appears on your tax bill and meaningfully changes your monthly payment compared with an older neighborhood at the same price.

Ask for the exact combined tax rate and current HOA dues in writing for the specific section you're buying in. We provide those figures and a full monthly payment estimate before you tour.
